The flat is cold in winter
Often the reason is an undersized or old boiler, too few radiators, or air conditioners used as the only heating. We find the cause before we suggest equipment.
Damp and mould in the corners
Usually a mix of cold walls, no ventilation and drying laundry indoors. Heating alone does not fix it; airflow does.
Buying or renting: is the heating OK?
Before you sign, our engineer checks the boiler, flue, radiators, air conditioners and ventilation and tells you what it will take to make the flat comfortable.
Renovation from scratch
Pipes for underfloor heating and air conditioning routes must be planned before finishing. We plan them with your designer or builder.
You live abroad part of the year
We take care of seasonal checks and repairs and send the owner a photo report.
Nobody explains in your language
Our office answers in English and Georgian, our engineer in Russian and Georgian. Proposals and reports come in English or Russian.

Services for your home
Engineering check before you buy or rent
An engineer visits the flat or house and checks heating, the boiler and its flue, radiators or underfloor heating, air conditioners, ventilation and whether there is a carbon monoxide (CO) detector. You get a short written report with photos and recommendations in English or Russian. The check is visual and by how the system works; we do not open the gas part, and the report does not replace an inspection by the gas service.

Why is my Tbilisi apartment cold in winter?
The usual causes are an old or undersized boiler, too few radiators for the room, cold external walls, or air conditioners used as the only heating. An engineer can find the cause on site before any equipment is bought.
Should I heat with a gas boiler or with air conditioners?
Where there is gas, a condensing gas boiler with radiators or underfloor heating is usually the main heating, and air conditioners cool in summer and help in the shoulder seasons. Where there is no gas, a heat pump can be the main heating. We choose for the specific flat.
Can you check a flat before I buy or rent it?
Yes. Our engineer checks the boiler and its flue, radiators or underfloor heating, air conditioners, ventilation and the CO detector, and gives you a short report with photos and recommendations in English or Russian. The check is visual and does not replace an inspection by the gas service. If you smell gas or see soot near the boiler, call the gas service right away.
How quickly will I get a proposal?
Send the plan of your flat or house and you will receive a proposal within 2–3 working days: equipment and materials itemised and, if you wish, installation works.
I live abroad part of the year. Can you look after the systems?
Yes. We do seasonal checks of the boiler and air conditioners, repairs on call, and send the owner a photo report.
Which areas do you cover?
Mostly Tbilisi and its surroundings, including Vake, Saburtalo, Vera, Mtatsminda, Didube, Tskneti, Okrokana and Digomi, and also other regions of Georgia by agreement.
